Commercial Property — Office Space
Office space to rent, lease or buy — from compact plug-and-play suites to full corporate floors, across corridors that differ sharply in rent, floor-plate size and commute profile.
Office requirements in Gurgaon divide less by size than by what the space has to do. A client-facing advisory practice, a back-office operation running two shifts, and a growing team that may double in three years are looking for genuinely different things, and the corridor that suits one rarely suits the others. Golf Course Road carries the premium address and the strongest client access; Sohna Road offers larger, more efficient floor plates at materially lower rates; Sector 45 combines a corporate character with metro proximity at HUDA City Centre; Sector 48 mixes flexible plug-and-play formats with a residential catchment.
Businesses taking their first dedicated office, teams outgrowing a managed or coworking arrangement, corporates consolidating multiple locations, and occupiers weighing a lease renewal against a relocation.

Office space in Gurgaon is quoted on super area and occupied on carpet area. The difference — loading — typically runs between 30% and 50% on Indian commercial stock, and it is rarely volunteered. Two buildings advertising the same rate per square foot can differ by a fifth in the space your team can actually use.
Ask for both numbers in writing before comparing anything. Divide the total monthly cost by carpet area, not super area, and compare on that basis. This single calculation reorders most shortlists, and it is the reason a headline rate is close to meaningless on its own.
A bare shell is concrete and services to the floor: you build everything, from flooring and ceiling to HVAC distribution, electrical and partitions. A warm shell arrives with basic flooring, ceiling grid and air-conditioning provision. A fitted or plug-and-play suite comes with workstations, cabins and cabling already in place.
The rent difference between them is visible; the capital difference is not. A bare shell at a lower rate can be the more expensive option once fit-out is amortised over a three-year term, particularly if the lease is short. Decide which you are taking before you shortlist, because the three are not comparable on rate alone.
Establish the sanctioned electrical load for the unit and whether it is sufficient for your headcount, server room and any specialist equipment. Then establish the backup arrangement separately: many buildings back up common areas and lifts fully but provide only a limited allocation to individual units.
For any operation that cannot tolerate downtime — a support desk, a trading function, anything running to a client SLA — treat full-load backup as a requirement rather than a preference, and get the allocation stated in the lease rather than described in a meeting.
Parking provision varies considerably between Gurgaon buildings and is one of the few variables that becomes a recurring operational problem rather than a one-time inconvenience. Establish how many bays come with the unit, whether they are assigned or floating, and what visitors actually experience at 11am on a weekday.
Lift waiting time is the same kind of problem. Count the lifts against the building's occupancy and your floor level, and visit at a peak hour rather than during a scheduled viewing. Twenty minutes in a busy lobby tells you more than any specification sheet.
Occupiers tend to negotiate hardest on the headline rent, which is often the least movable term. Fit-out contribution, rent-free period, the security deposit and the escalation structure usually have more room in them, and they affect total cost over the term more than a small movement on rate.
Escalation compounds, so its frequency matters as much as its percentage. Read the lock-in and the exit provisions together: a long lock-in with no break clause is a material commitment regardless of how comfortable the rate feels at signing. For a fuller treatment of the total cost picture, see our guide to the real cost of a commercial lease.
The corridor decision should come last, not first. A client-facing advisory practice, a two-shift back office, and a team that may double within three years want genuinely different things, and the corridor that serves one often serves the others badly.
Golf Course Road carries the premium address and the strongest client access. Sohna Road offers larger, more efficient floor plates at materially lower rates. Sector 45 pairs a corporate character with metro proximity at HUDA City Centre. Sector 48 mixes flexible formats with a residential catchment. Start from how people will actually arrive and work, and the shortlist narrows itself.
Efficiency ratio is the number that matters most and appears in marketing material least. Compare carpet area against the quoted super area and calculate the effective rate per usable square foot — it frequently reorders a shortlist.
Confirm power backup capacity and whether it covers your full load or only common areas. For any operation that cannot tolerate downtime, this is a hard requirement rather than a preference.
Check lift count against building occupancy and your floor level, and test waiting times at a peak hour rather than during a scheduled viewing.
Establish the parking ratio against headcount early. It differs considerably between Gurgaon buildings and becomes a daily operational problem rather than a one-time inconvenience.
Decide whether you are committing to today's headcount or a three-year projection, and let that drive lease length, break clauses and whether adjacent expansion space matters.
