The arithmetic that decides whether a space is actually good value — done properly, with nothing assumed on your behalf.
Most commercial property sites publish indicative price bands and yield ranges. We do not, because a figure quoted without a source, a date and a set of assumptions is worse than no figure — it gets repeated, it ages badly, and somebody eventually underwrites a decision on it.
What we can do honestly is the arithmetic. The calculations that decide whether a space is good value are not complicated, but they are tedious and almost nobody does them before signing: converting a quoted rate to cost per usable square foot, working out what loading does to two apparently similar quotes, separating what a lease commits you to from what it advertises. These tools do that work on numbers you supply, with nothing assumed on your behalf.
Every calculation runs entirely in your browser. Nothing is stored, nothing is transmitted, and no market rates are built in. If you want the reasoning behind any of it, the glossary defines the terms and our published guidance works through the decisions in full.
