Locations — Sohna Road
One of Gurgaon's fastest-growing commercial stretches, with larger floor plates and rents that sit materially below Golf Course Road.
Sohna Road has developed into a major commercial corridor anchored by IT parks and business centres offering large, efficient floor plates. Its main advantage is cost: leasing rates here run meaningfully lower than Golf Course Road or DLF Cyber City, while still offering modern infrastructure and good connectivity into central Gurgaon. This makes it a common choice for businesses that need scale — larger seat counts, back-office operations — without paying for a premium address.
Businesses that need larger floor plates or bigger teams and are optimising for cost-efficiency and space over prestige address, including back-office, operations and mid-size corporate functions.
The Sohna Road spine runs between Subhash Chowk and Badshahpur, connecting to NH-48 at one end and the Golf Course Extension Road corridor along its length. Road access is good outside peak hours; public transport remains limited relative to the Golf Course Road corridor.

Sohna Road offers larger, more efficient floor plates at rates materially below the premium corridors. What it does not offer is the address, or the shortest commute for staff coming from Delhi. Occupiers who are happy with that trade do well here; occupiers who are not tend to regret the saving.
The question is not whether Sohna Road is cheaper — it is. The question is what the corridor costs you in the parts of the business that do not appear on a rent roll: client perception, hiring reach, and how long people spend getting to work.
The larger plates here let a sizeable team sit on a single floor. That sounds like a detail and is not: split a department across levels and supervision, communication and culture all degrade in ways that are difficult to reverse and impossible to price.
For headcount-heavy operations — support functions, processing, back office, anything running shifts — a single efficient floor at a lower rate is frequently a better outcome than a prestigious address carved across three levels.
The rate is the visible saving. The less visible one is that the stock here often carries more efficient floor plates, so a larger proportion of what you pay for is space you can occupy.
Run both effects through the cost-per-carpet-foot calculation rather than comparing headline rates. The gap against the premium corridors is usually wider than the advertised numbers suggest — which is the argument for the corridor, made properly.
The corridor is not directly metro-served, and road access carries real peak-hour load. For a team drawing heavily from Delhi, that is a material consideration in both hiring and attrition.
The practical test is cheap: map where your existing team actually lives and model the journey at 9am and 7pm rather than in the middle of the day. If a significant share faces a materially worse commute, weigh that against the rent saving honestly — it is a recurring cost paid in people rather than rupees.
Every corridor rewards a slightly different set of questions. These are the ones that most often decide whether a Sohna Road space works in practice rather than on paper.
Peak-hour congestion on the Sohna Road stretch is the corridor's main operational drawback. If your staff or clients travel at fixed times, test the actual commute rather than the map distance.
The cost advantage over Golf Course Road is real, but compare on an effective basis: rent plus CAM plus fit-out, against the usable carpet area. A cheaper headline rate on an inefficient floor plate can end up costing more.
Building age and service quality vary significantly along this corridor. Check lift count against occupancy, power backup capacity, and how the building has been maintained rather than how it was originally specified.
Larger floor plates are the corridor's structural advantage. If you need a contiguous floor rather than split space, this is where that is most readily available in Gurgaon at a moderate rate.
