Locations — Sector 48
A mixed residential-commercial corridor on Sohna Road with strong day-to-day footfall and flexible, plug-and-play office formats.
Sector 48 sits on the Sohna Road commercial belt, with connectivity through NH-48, Southern Peripheral Road and Golf Course Extension Road, and an upcoming metro line planned to link it to Cyber City. Because the sector carries a near-equal mix of residential and commercial development, demand for office and retail space here is driven as much by the surrounding catchment as by corporate leasing — it suits businesses that want visibility and convenience without the premium pricing of Golf Course Road.
Growing businesses that want flexible lease terms and a range of floor sizes, from small plug-and-play offices to mid-size corporate floors, plus retail formats that benefit from steady residential footfall.
Direct access to NH-48 and the Southern Peripheral Road, with Golf Course Extension Road and Subhash Chowk both close by. The planned Millennium City Centre–Cyber City metro line is expected to improve public-transport access materially.

Sector 48 carries a near-equal split of residential and commercial development, and that single fact drives most of what is distinctive about occupying here. Demand is not purely corporate: a meaningful share of activity comes from the people who already live within a few minutes of the door.
For retail and consumer services that is the attraction — trade is spread across the week rather than concentrated into weekday lunch hours, and evenings and weekends stay active. For an office occupier it means something subtler: amenities, food and services are genuinely walkable, which matters more to staff retention than most space decisions acknowledge.
Sector 48 carries an unusually wide range of unit sizes, from compact plug-and-play suites through to mid-size corporate floors. For a business that cannot forecast headcount three years out, that range is worth more than a marginally better rate — expansion within the same corridor, sometimes the same building, is a realistic option rather than a hope.
It also makes the corridor a sensible first dedicated office for teams leaving a managed or coworking arrangement. The step up in commitment is smaller here than on the premium stretches, and the exit is easier if the requirement changes.
The same residential density that generates footfall competes for kerb space. Staff parking, customer parking and residential overflow draw on the same supply, and the picture at a scheduled midday viewing is not the picture at 7pm.
Establish assigned bays specifically rather than accepting a building ratio, and visit at the hours your business will actually operate. For a customer-facing format this is the question that most often separates a site that looks strong from one that trades well.
A metro line linking this belt toward Cyber City has been announced and planned. Announced infrastructure in Gurgaon has a long history of moving, and some proposals do not proceed at all.
Treat it as upside rather than as an input to the decision. If a space only works on the assumption that the line opens on schedule, it does not work. If it makes sense on today's road connectivity — NH-48, Southern Peripheral Road and Golf Course Extension Road all reachable — then the metro is a bonus you have not paid for.
Every corridor rewards a slightly different set of questions. These are the ones that most often decide whether a Sector 48 space works in practice rather than on paper.
Check the efficiency ratio — the carpet area you actually occupy against the super area you pay for. It varies widely between buildings on this stretch and is the single biggest driver of real cost per usable square foot.
Confirm the parking ratio against your headcount. Sector 48 buildings differ considerably here, and under-provisioned parking becomes a daily operational problem rather than a one-time inconvenience.
Ask for the CAM (common area maintenance) figure separately from rent. Older stock on this corridor sometimes carries maintenance charges high enough to change which option is genuinely cheaper.
For retail or customer-facing use, verify the actual residential catchment within walking distance rather than relying on the sector's overall reputation for footfall.
