Locations — Golf Course Extension Road
The Golf Course Road catchment at a materially lower rate — newer stock, strong residential density, and the corridor where most current commercial supply is landing.
Golf Course Extension Road runs south from the Golf Course Road corridor through Sectors 58 to 67, and it is where a large share of Gurgaon's newer commercial supply has been built. Rents sit meaningfully below Golf Course Road proper — commonly in the region of 30 to 40 percent lower for comparable specification — while the surrounding residential density has grown quickly enough to support both office and consumer-facing use. For occupiers priced out of the premium corridor but unwilling to move to the Sohna Road belt, this is usually the corridor that resolves the trade-off.
Businesses that want proximity to the Golf Course Road catchment without its rates, retail and F&B serving a dense and still-growing residential base, and investors buying into newer commercial stock.
Runs between Golf Course Road and Sohna Road, meeting the Southern Peripheral Road and connecting through to NH-48. Road access is good; the corridor is not directly metro-served, so staff commuting from Delhi rely on road or the Golf Course Road metro further north.

Golf Course Extension Road runs south from the Golf Course Road corridor through the higher-numbered sectors, and it is where a large share of occupiers end up when the premium stretch is beyond budget but Sohna Road feels too far from the catchment they want.
That makes it a compromise in the useful sense: newer stock than MG Road, better positioning than the outer corridors, and rates below Golf Course Road. It is rarely anyone's first choice on paper and frequently the right answer in practice.
Much of the commercial stock here is recent, which generally means better specification — more efficient floor plates, current building services, contemporary parking provision.
It also means supply is still arriving. A rate that looks strong today can be reset by a competing project completing nearby, and that is a live consideration on a longer lease. Compare what you are taking against what is genuinely under construction in the immediate vicinity, not only against what exists.
The corridor meets the Southern Peripheral Road and connects through to NH-48, so road connectivity is good in most directions. It is not directly metro-served.
For a team that drives, this is close to ideal. For one drawing significantly from Delhi by rail, it is a genuine weakness, and Sector 45 or Golf Course Road will serve better. As with every corridor decision, the answer follows from where your people actually come from.
This is a long corridor spanning many sectors, and conditions at the northern end near Golf Course Road differ considerably from the southern stretch. Rates, stock age, surrounding development and the character of neighbouring occupiers all shift along its length.
Treat a quoted 'Golf Course Extension Road' address as the beginning of the question rather than the answer. Establish the specific sector and what is immediately around the building.
Every corridor rewards a slightly different set of questions. These are the ones that most often decide whether a Golf Course Extension Road space works in practice rather than on paper.
Supply here is newer and still arriving, so compare against what is under construction nearby as well as what exists. A rate that looks strong today can be reset by a competing project completing next year.
The residential catchment is the corridor's engine, particularly for retail. Verify occupancy in the surrounding sectors rather than units sold — a fully sold but half-occupied catchment does not produce footfall.
Confirm road connectivity for your specific address. The corridor is long, and the practical difference between its northern and southern ends in commute time and character is substantial.
Because much of the stock is recent, check the developer's track record on maintenance and how the building is being run post-handover — newer does not automatically mean better managed.
