Commercial Property — Warehousing & Industrial
Warehouse and godown space sourced against a specific brief across the Manesar and Pataudi Road industrial belt.
We take on warehousing and industrial requirements on a client-specific basis rather than carrying standing inventory in this category. Gurgaon's industrial and logistics supply sits well outside the commercial corridors — concentrated around IMT Manesar, Bilaspur, Pataudi Road, Tauru Road, Kherki Daula, Binola, Farukhnagar and toward Sohna — and it is a specification-led market rather than an address-led one. Units commonly start around 2,000 sq ft and run to very large sheds. If you have a warehousing brief, the useful conversation starts with what has to happen inside the building.
Businesses with a defined storage, distribution or light-manufacturing requirement — where clear height, floor loading, docking and vehicle access decide viability long before location preference does.

Three physical specifications determine whether a warehouse works for an operation, and none of them can be changed after the fact. Clear height under the lowest obstruction sets how high you can stack. Floor loading capacity sets what racking and equipment the slab will carry. Column spacing determines how efficiently racking and aisles can be laid out.
Get all three in writing and check them against your actual storage plan rather than a general sense of size. A building with generous floor area and an awkward column grid can hold materially less than its square footage suggests.
Dock count and dock height relative to your vehicle types govern how quickly you can load and unload, and therefore how many movements a day the site can sustain. The apron — the manoeuvring space in front of the docks — governs whether a truck can turn at all.
Walk the approach from the main road as a driver would. Access width, turning circles, gradient and any height restriction en route matter as much as the facility itself, and are the constraints most often discovered after signing.
Establish the sanctioned electrical load and whether it covers your intended operation, including any processing, cold storage, charging or automated handling. Enhancing a sanctioned load is a process with its own cost and timeline, not an administrative formality.
Confirm the backup arrangement separately, and be specific about what must stay running during an outage. For temperature-controlled storage, this is a threshold requirement rather than a comfort.
Fire safety provision, pollution control consents where the activity requires them, and any factory or trade licence attach to what you intend to do in the building rather than to the building in general. A facility perfectly compliant for its current occupier may not be for yours.
Establish what your specific activity requires and who is responsible for obtaining and maintaining it under the lease. Get that allocation written down — it is a common source of dispute and an expensive one.
Industrial and logistics requirements are solved by highway access, distance to the relevant distribution points, and workforce availability — not by commercial address. The corridors that command a premium for office occupiers are largely irrelevant to a warehouse, and the reverse is also true.
That is why we do not route industrial requirements through the office corridors elsewhere on this site. The right answer for a distribution operation is usually a different part of the map entirely, and it follows from your route structure rather than from a list of prestigious locations.
We take on warehousing and industrial requirements on a client-specific basis rather than carrying standing inventory in this category. Requirements here are unusually specification-led, and a list of available sheds is of limited use until the specification is settled.
The productive starting point is your operation: what you store, how it moves, how many vehicle movements a day, what the power and compliance picture looks like, and where your routes run. From there the search is narrow and answerable.
Clear height and floor loading are the two specifications that most often disqualify an otherwise suitable shed. Establish both in numbers at the outset rather than discovering them on site.
Confirm compliances and approvals in writing — fire NOC in particular. An operationally perfect building without the paperwork is not usable, and regularising it afterwards is slow.
Check dock count, shutter width and the truck turning radius against the vehicles you actually run. Approach road width matters as much as the plot itself for container movement.
Verify the sanctioned power load against your equipment, and what backup exists. Upgrading an industrial connection is a long process, not a fit-out item.
Ask about flooring specification — trimix or equivalent — if you are racking or running material-handling equipment over it.
Factor the commute for your workforce. The Manesar and Pataudi Road belt is well outside the residential corridors, and staffing is a recurring constraint that rent comparisons ignore.
