How to Evaluate a Commercial Property in Gurgaon Before You Buy

By Durgesh Handa·Published 10 September 2026

How to Evaluate a Commercial Property in Gurgaon Before You Buy

Most commercial property decisions in Gurgaon go wrong for predictable reasons, and almost none of them are visible in the listing. A price per square foot tells you very little on its own: two units quoted at the same rate can differ by 20% in the area you actually occupy, by a factor of two in maintenance cost, and completely in whether the building will still be well-run in five years. What follows is the sequence of checks worth working through before committing capital.

Start with title and approvals, not price

Everything else is wasted effort if the title is unclear. Establish the chain of ownership, confirm the land use is genuinely commercial for the intended activity, and verify that the building has an occupancy certificate and that the specific unit is covered by it. Where the property sits within a licensed colony or a HUDA/DTCP-approved scheme, the approvals should be traceable on paper rather than asserted verbally.

For resale units in particular, confirm there are no outstanding dues to the developer or maintenance agency attached to the unit. These transfer with the property in practice, and discovering them after an agreement to sell is a poor negotiating position to be in.

Separate carpet area from super area

This is the single largest source of hidden cost difference between comparable-looking properties. Commercial space in Gurgaon is almost always quoted on super area, which includes a share of lobbies, corridors, service areas and common facilities. The efficiency ratio — carpet area as a proportion of super area — varies widely between buildings, and rarely appears in marketing material.

Ask for both numbers, and compute the effective rate per usable square foot rather than the quoted rate. A unit at a higher headline rate with an efficient floor plate can be materially cheaper per usable foot than a lower-priced unit in an inefficient building. This calculation reorders most shortlists.

Ask for maintenance charges separately

Common area maintenance is quoted separately from rent or price, and it is a recurring cost for the life of your occupation. In older stock along corridors such as Sohna Road, CAM can be high enough to change which of two options is genuinely cheaper on a total-cost basis.

Establish what CAM covers, how it has moved over the past few years, and who sets it. A building held by a single landlord and one that is strata-sold across many individual owners behave very differently here — the latter can struggle to fund upkeep, and standards drift.

Check the building services, not the lobby

Marketing photography shows the entrance. What determines whether a building is workable day to day is less visible: lift count relative to occupancy and waiting times at peak, power backup capacity and whether it covers the full load or only common areas, HVAC age and running condition, water supply, and floor loading if you have equipment.

Visit at a busy hour rather than a quiet one. Lift waiting times, parking congestion and the state of common areas under load tell you more in twenty minutes than a scheduled viewing does.

Confirm the parking ratio against your headcount

Parking provision differs considerably between Gurgaon buildings, and it is one of the few variables that becomes a daily operational problem rather than a one-time inconvenience. Establish how many bays come with the unit, whether they are assigned or shared, and what visitor parking looks like in practice.

For customer-facing uses this matters twice over: staff parking and customer parking compete, and a retail unit with no realistic customer parking underperforms regardless of footfall on the road outside.

Match the corridor to the actual use

Gurgaon is not a single commercial market. Golf Course Road commands a clear premium and is chosen largely for address and client access. Sohna Road offers larger floor plates at materially lower rates and suits scale and back-office functions. MG Road delivers metro-driven footfall in older building stock. Sector 45 sits close to HUDA City Centre with a corporate character, and Sector 48 mixes residential catchment with flexible office formats.

A location that works well for a client-facing advisory firm can be the wrong decision entirely for a warehouse-adjacent operation or a high-footfall retail brand, even at an identical rate. Start from how the business will actually operate in the space and work backwards to the corridor, rather than starting from what is available.

Test the exit before you enter

For an investment purchase, the question that matters is who the next buyer or tenant is. Ask what comparable units in the building have leased for recently, how long they sat vacant, and what the tenant profile looks like. A unit that is difficult to re-let is a liability regardless of the entry price.

For an owner-occupier, the equivalent question is what happens if the business needs to move in five years. Strata-sold buildings with fragmented ownership, unusual unit configurations and poorly maintained common areas all narrow the pool of future buyers, and that shows up in the price you eventually realise.
